Assist IQ builds automated operating systems for property investors, private landlords and commercial property owners: expense management that runs itself, zero-touch compliance reminders that chase gas certificates and insurance renewals until they are done, and records that file themselves. The problem - Property is paper with buildings attached.

Nobody buys a property to spend Sunday evenings on it. Yet every property adds its own stack: certificates, renewals, receipts, reminders. Multiply by a portfolio and the “passive” income has a part-time job hiding inside it.

  • Deadlines with asymmetric consequences. A gas safety certificate is a small piece of admin right up until it lapses, and then it is a serious legal problem. Insurance renewals, electrical checks, licence dates: forgetting is cheap to prevent and expensive to discover.
  • Expenses everywhere except one place. Receipts in a coat pocket, invoices in three inboxes, a spreadsheet that was accurate in March. Every year-end costs days of reconstruction that a system should have been doing all along.
  • The memory tax. The whole operation runs on someone remembering: which property, which contractor, which date, which document. That works with two properties. It quietly stops working with five, and nobody sends a notification when it does.

Can compliance reminders really be zero-touch?

Yes, if the system is designed to distrust silence. Ours tracks every certificate and renewal date, chases the contractor or broker automatically as deadlines approach, and keeps chasing until the new document is filed. You only hear about it when something needs a decision. The dangerous version is a calendar reminder a busy human can dismiss. This is the opposite of that.

I only have a few properties. Is this overkill?

The consequences of a lapsed certificate do not scale down with portfolio size: one property with an expired gas safety record is still a serious problem. What changes with a small portfolio is the build scope, which is why nothing here has a fixed price. Start with the free fit call. If a full onsite day would be disproportionate for the number of properties you hold, we will say so on that call rather than sell you one.

Does this replace my letting agent or factor?

No. Agents and factors do the people work: tenants, viewings, tradespeople on site. This system runs the record layer that usually falls to you anyway: expenses, certificates, renewals, documents and the chasing in between. If you use an agent, the system holds them to their dates too, because a chase that includes your agent is still a chase.

What is BuildingOS?

BuildingOS is the property version of BusinessOS, our business operating system: one operating layer across your portfolio, with a source of truth for every property, an AI agent you can ask questions of, automated expense management and zero-touch compliance chasing. What does it cost?

The only price we publish is the AI Operations Day at £750 per day: one working day inside the operation, watching how the portfolio actually runs, followed by a written Opportunity Map within five working days. Pilots, builds and multi-site engagements are scoped to the work and priced in writing before anything starts, and the full fee is credited against a qualifying pilot or build within 60 days. Every engagement begins with a free fit call, and if a full onsite day would be disproportionate for a small portfolio, we will tell you on that call.
